DENVER REAL ESTATE MARKET:

2005!!!
(53,300 HOMES SOLD...OVER 106,000 HOME SELLERS/BUYERS!!!)

Compared to the 53,300 homes sold in 2004 and 48,300 sold in 2003! Average and median prices increased nearly 4%!! Inventory increased by about 14% from a year ago. Average Time on Market remained near 3 months, about the same as 2004. (See year-to-date and month-to-month detail comparisons below.) Interest rates remained stable, but higher than a year ago.

Inventory of resale homes ended the year at 23,815, compared to 19,850 a year ago and 20,500 in December 2003.

        SEASON'S GREETINGS!!! 
        Home for the Holidays!!! 

        The 49,550 homes sold year-to-date is up compared to 49,000 sold through November 2004. Prices continue to slowly rise and inventory continued to decline slightly from last month, despite the seasonal decrease in sales. Average Time on Market remained near 3 months. (See year-to-date and month-to-month detail comparisons below.) Interest rates dipped slightly at the end of the month after rising slowly during the preceding six weeks. 

        INVENTORY of resale homes ended the month at 25,800, DOWN 1,000 from 26,800 last month, but still 1,700 higher than 24,100 in November 2004.

          A Season for Thanks: 
          Sellers and Buyers 
          Home for the Holidays... 
          The market slowed a bit in October. The number of homes sold year-to-date is slightly higher than a year ago despite fewer sales (-15%) this month than last month or in October 2004. Prices continue to slowly rise and inventory began to show a seasonal decline, albeit a bit later than normal. Average Time on Market increased slightly, staying in the 3-4 month range. (See year-to-date and month-to-month detail comparisons below.) Interest rates continued to rise for the last 7 weeks to the 6% range, about .25% higher than a year ago. 

          INVENTORY of resale homes ended the month at 26,900, DOWN 800 from 27,600 last month, but 1,200 MORE than 25,700 in October 2004.

                          FEBRUARY 2005 DENVER REAL ESTATE MARKET: 
                          HOME IS WHERE THE HEART IS... 
                          and MORE HEARTS FOUND NEW HOMES FOR VALENTINE'S! 

                          The number of homes sold in February was nearly the same as a year ago but the year-to-date sales are 400 ahead of the 2004 record pace at the end of February! Inventory continued it's seasonal rise as the peak spring selling season nears, but still 1,200 lower than a year ago. Average and median prices remained fairly stable, with average sales prices up $10,000-$20,000 from last February. The average and median list vs. sale prices "gap" remains as does the average Time on Market of between 3-4 months, slightly higher than a year ago. (See year-to-date and month-to-month detail comparisons below.) Interest rates stayed near record lows, but began moving upward near the month end. (See the Rate Trends Chart for more info.) 
                          Inventory of resale homes ended the month at 22,400, UP from 21,500 last month, but LESS than the 23,600 in February 2004.

                            RECORD SETTING MONTH--IT DEPENDS...? 

                            The number of homes sold was higher than in January 2004, but less than 2003 and 2002. Inventory began it's seasonal rise as the holiday season passed and is lower than a year ago. Average and median prices remained fairly stable. The rather large "gap" between average and median list vs. sale prices may contribute to the average Time on Market remaining between 3-4 months, slightly higher than a year ago. (See year-to-date and month-to-month detail comparisons below.) Interest rates edged down and remained near record lows. (See the Rate Trends Chart for more info.) 
                            Inventory of resale homes ended the month at 21,500, UP from 19,850 last month, but LESS than the 22,600 in January 2004.
